Short term rental rules in Vietnam

Short term letting inside apartment buildings has been ruled out of residential use, so a condo unit is the wrong asset here. Foreign ownership is also capped per building. Treat anything other than a licensed tourist property as unbuildable until a local lawyer says otherwise.

What this does to the numbers

There is no national ceiling here, which means the binding rule is local. That is harder to research and easier to get wrong: the same street can carry two different permit regimes on either side of a city line.

The building can rule the deal out on its own, whatever the city allows. Verify the by laws, the juristic person or the owners association before you sign anything, because that document outranks your underwriting.
